Do you need a deck repair or a full rebuild?
Most homeowners can get a rough answer in about five minutes, before anyone quotes you anything.
Try the screwdriver test. Push a screwdriver into the boards where the deck meets the house — that horizontal board bolted to your home is the ledger board. If the tip sinks in with light pressure, that’s rot. Do the same on a few joists underneath and on the posts at ground level. Rot at the surface of a board is a board problem. Rot at the ledger or the posts is a structure problem.
- Repair makes sense when the framing is solid and the damage is limited to decking boards, railings, stair treads or fasteners. That’s a board-and-hardware job, not a demolition.
- Renovation makes sense when the frame is good but the surface is finished — you can re-deck over sound framing, often switching to composite, and keep the existing footprint.
- Rebuild makes sense when the ledger, joists or posts are compromised, when the deck was never flashed properly, or when it wasn’t built to code in the first place. No amount of new decking fixes a bad ledger connection.
The ledger is the part worth being blunt about: it is the single most common failure point on a residential deck, and it is what separates a cosmetic problem from a safety one.

What drives the cost
We don’t publish a single price, because a deck quote that ignores your framing isn’t a quote — it’s a guess. What actually moves the number:
- Whether the frame is reusable. Sound framing is the difference between resurfacing and rebuilding.
- Decking material. Pressure-treated pine, cedar and composite all sit at different price points and different maintenance commitments.
- Height and access. A ground-level deck and a second-story deck are not the same job.
- Railing linear footage — often a bigger share of the total than homeowners expect.
- Whether the original build met code. Correcting someone else’s shortcuts costs real money, and we’d rather show you that on paper than discover it mid-job.
Your estimate comes to you as a written document with line items — tear-off, framing repair, decking, railing, hardware, disposal. Not a lump sum. Not “about eight thousand.” If a contractor won’t itemize, you have no way to compare their bid to anyone else’s.

Common questions
How long does a deck last in Tennessee?
A pressure-treated deck that’s been maintained typically gives you well over a decade; the framing usually outlives the surface. Humidity and the freeze-thaw cycle here are hard on horizontal surfaces, so the decking and railings almost always fail before the structure does — which is exactly why resurfacing is so often the right call.
Can you re-deck over my existing frame?
Often, yes — if the joists, ledger and posts are sound. That’s the first thing we check, because it’s the difference between a resurfacing job and a rebuild.
Is composite worth it?
If you dislike sanding and re-staining, yes. Composite costs more up front and effectively removes the maintenance cycle. If you like the look of real wood and don’t mind the upkeep, pressure-treated or cedar is still a sound choice.
Do I need a permit to repair a deck?
Repairs in kind usually don’t; structural changes, additions and rebuilds usually do. We handle permitting where it’s required — ask us about your specific project and we’ll tell you straight.
