Home Warranty Guide (2026): What It Covers, What It Costs, Who to Choose
By Eric McMillan · Last updated
What a home warranty is, in 4 facts
- It’s a service contract, not insurance. Tennessee’s statute, for example, says service contracts “shall not be construed to be the business of insurance” (Tenn. Code § 56-2-126), and Alabama regulates them as service contracts through its Department of Insurance (ALDOI).
- It covers wear-and-tear failures of systems and appliances. It doesn’t cover cosmetic damage, neglect, natural disasters or improper installation. Pest control, outdoor plumbing and structural repairs are usually excluded, and so are pre-existing issues (some plans cover ones that were unknown) (CNBC Select).
- It costs about $350–$900 a year (CNBC Select), or about $73/month on average (NerdWallet), plus a service fee per visit, usually $75–$150 (CNBC Select).
- Caps decide the payout. Some limits are per item, some are per contract. For example, AHS caps HVAC at $5,000 per system and $50,000 per term (AHS), and Choice caps each covered item at $3,000 (CNBC Select). See does a home warranty cover AC replacement.

| Doesn’t cover | Neglect, disasters, improper installation, most pre-existing issues (CNBC Select) | Normal wear and tear, homeowner damage | Wear and tear, maintenance |
| You pay | ~$350–$900/yr + per-visit fee (CNBC Select) | Included in the build | Annual premium + deductible |

Two Paths: Third-Party Home Warranty vs VolBuild Builder Coverage

Choice Quote: Structural Coverage
Third-party Choice Home Warranty quote path for structural-related contract options — not VolBuild builder structural warranty.

Choice Quote: Workmanship Coverage
Third-party Choice quote for workmanship-related failures. Separate from VolBuild builder workmanship warranty.

Choice Quote: Systems Coverage
Third-party Choice quote for plumbing, electrical, and HVAC systems coverage.

Choice Quote: Appliance Coverage
Third-party Choice quote for household appliances. Compare plan types before you enroll.
Third-Party Path: Structural-Style Coverage Quotes
Need a third-party home warranty quote for broader structural-related contract options? Use the Choice tiles below — these are service-contract quotes, not VolBuild builder structural warranties. Start with plan type on /home-warranty-plans/ if you are still unsure what you need.
Third-Party Path: Workmanship-Related Coverage Quotes
Choice workmanship-related quotes are separate from VolBuild’s builder workmanship warranty on a new build. Do not enroll in a third-party plan thinking it replaces your builder’s workmanship year.
Third-Party Path: Systems Coverage Quotes
Third-party systems coverage (plumbing, electrical, HVAC) is a service contract. Compare plan types first, then companies. Deep dives: water heater, roof, and AC pages linked in Coverage deep dives below.
Third-Party Path: Appliance Coverage Quotes
Appliance coverage through Choice is a third-party service contract for household appliances — not a VolBuild installation warranty. Match appliance-only vs combo on the plans page before you buy.
VolBuild Builder Warranty Path (Not a Choice Quote)
VolBuild is a licensed builder: TN Residential Building Contractor (BC-A #72915) · AL Home Builders License #41488 (Unlimited). Our builder warranties cover workmanship and systems scopes on homes we build — that is not the same product as a Choice/AHS-style home warranty service contract.
If you are shopping a third-party plan for an existing home, use the Choice quote tiles and the plans/companies/comparison links. If you want a new build or builder-warranty conversation with VolBuild, call (931) 293-1786 or contact us — labeled builder path only.
What a Home Warranty Is (and Isn't)
A home warranty (service contract) helps pay to repair or replace covered systems and appliances that break from normal wear — after fees and subject to caps/exclusions. It is not homeowners insurance (storms, fire, liability), and it is not a builder warranty on new construction.
Home warranty vs homeowners insurance vs builder warranty
Insurance covers sudden insured perils. Builder warranties cover workmanship/systems for defined years after closing. Third-party home warranties are annual service contracts you buy for aging equipment. Read more: vs homeowners insurance · TN/AL builder vs home warranty guide.
How to choose — plans, then companies
1) Pick a plan type (appliance / systems / combo / add-ons). 2) Compare companies and the side-by-side. 3) Check cost including service fees.

Home Warranty Hub FAQ
What is a home warranty in plain English?
A renewable service contract for covered breakdowns of systems/appliances — with service fees, caps, and exclusions. Not insurance.
Should I buy a home warranty while my builder warranty is active?
Usually wait on overlapping items. Buy third-party coverage when builder systems years end or for gaps the builder never covered.
Where do I get a Choice quote vs a VolBuild builder estimate?
Choice tiles / bit.ly links = third-party plan quotes. Builder estimate button / (931) 293-1786 / contact form = VolBuild construction — never the same CTA.
What pages should I read first?
Plans, then companies or comparison, then cost and coverage deep dives.
What does a home warranty cover?
Wear-and-tear failures of the systems and appliances listed in your contract, such as HVAC, plumbing, electrical and kitchen appliances. It doesn’t cover cosmetic damage, neglect, natural disasters, improper installation or most pre-existing issues (CNBC Select).
How much is a home warranty?
About $350–$900 a year (CNBC Select), or about $73 a month on average (NerdWallet), plus a service fee of usually $75–$150 per visit (CNBC Select). Compare plan types before you buy.
Is a home warranty worth it?
It depends on the contract. It pays off when a covered system fails below the cap, and disappoints when sub-caps, exclusions or pre-existing rules apply. Compare a year’s cost (about $350–$900 plus $75–$150 per visit, per CNBC Select) against the repair you’re most likely to face.
What is the difference between a home warranty and homeowners insurance?
A home warranty is a service contract for wear-and-tear breakdowns of systems and appliances. Homeowners insurance covers sudden damage from covered perils, like fire or storms. See home warranty vs homeowners insurance.
